NOTICE OF PUBLIC HEARING TO CONSIDER THE ADOPTION OF THE FISCAL YEAR 2016 BUDGET; AND NOTICE OF PUBLIC HEARING TO CONSIDER THE IMPOSITION OF
MAINTENANCE AND OPERATION SPECIAL ASSESSMENTS, ADOPTION OF AN
ASSESSMENT ROLL, AND THE LEVY, COLLECTION AND ENFORCEMENT OF THE SAME; AND NOTICE OF REGULAR BOARD OF SUPERVISORS’ MEETING.

The Board of Supervisors of the Celebration Community Development District (“District”) will hold a Public Hearing on Tuesday, July 21, 2015 at 6:30 p.m. at the Celebration Town Hall located at 851 Celebration Avenue, Celebration, Florida, 34747 for the purpose of hearing comments and objections on the adoption of the District’s Fiscal Year 2016 Budget. A regular Board meeting of the District will also be held at that time in which the Board may consider any other business that may properly come before it.
A copy of the agenda, proposed Budget(s) and Preliminary Assessment Roll may be obtained at the Offices of the District Manager, 610 Sycamore Street, Suite 140, Celebration, Florida 34747, during normal business hours. In accordance with Section 189.418, Florida Statutes, the proposed budget will be posted on the District’s website; http://www.celebrationcdd.com/budgets/ at least two days before the Public Hearing date.
The Public Hearing and meeting are open to the public and will be conducted in accordance with the provisions of Florida law for Community Development Districts. The Public Hearing and meeting may be continued to a date, time and location to be specified on the record at the meeting.
The special assessments are annually recurring assessments and are in addition to previously levied debt assessments. The Osceola Tax Collector will collect the assessments for platted lots, and the assessments will appear on the annual ad valorem real estate tax bill. The District will directly collect the assessments for unplatted acreage, and will be sending out a bill in October of 2015. For delinquent assessments initially directly billed by the District, the District may initiate a foreclosure action or may place the delinquent assessments on the next year’s county tax bill. Failure to pay the assessments will cause a tax certificate to be issued against the property which may result in a loss of title.
All affected property owners have the right to appear at the Public Hearing and to file written objections with the District within twenty (20) days of publication of this notice. Such written comments on the Proposed Budget and resulting assessment may be sent to the attention of the District Manager, 610 Sycamore Street, Suite 140, Celebration, Florida 34747.
